Woodworm Infestation or Common Furniture Beetle (Anobium punctatum) the most common form of woodworm is found in many residential and commercial properties. It attacks almost all wood types and without treatment, can cause significant damage to the structure of a property including floor boards, wooden beams and skirtings etc.

Signs of woodworm include small round holes in your woodwork, fine, powdery dust around the holes and crumbly edges to boards and joists.

It is important to have a qualified and experienced surveyor inspect your property to identify the species and to inform you if there is a live infestation of woodworm

Dry Rot

Dry rot is the timber decay of wood caused by the fungus Serpula lacrymans, which if left, can have devastating effects within a building. To the untrained eye dry rot and wet rot can easily be confused so it is crucial that you have the correct diagnosis in determining the way forward when treating and removing timber decay from buildings.

Rising Damp

Rising damp is an issue that can affect any building, but is a particular problem in older houses or where the ground level around a property has been changed e.g. a new driveway or path. Rising Damp is often misdiagnosed therefore if you do discover a problem in your property it is important to speak to an expert as soon as possible so that this can be identified and you can to arrange for the necessary treatment to be carried out. The problem may be caused by leaking pipes, damage to guttering or condensation. Ventilation is important especially in older properties. It will also help if you can install extractor fans in the property which will keep the humidity levels low. This will not fix the rising damp problem but it will help it from getting worse.

Penetrating Damp (Lateral Damp)

Penetrating damp (or lateral damp) is the ingress of moisture through the building walls. Penetrating damp penetrates right through the external wall and is visible as a damp patch on the internal wall often causing discolouration and peeling/flaking of paintwork or wallpaper. This is because when rainwater comes into regular contact with the wall saturation occurs.

In many cases, penetrating damp is usually due to one or more building defects, for instance a leaking rainwater pipe or faulty joints between windows and walls. However, the most likely cause is defective brickwork, such as bricks which have become porous with age, or deterioration of mortar joints which allows moisture to soak completely through the wall. Rainwater penetration can be very damaging to a property.

Penetrating damp normally happens on external walls where the external ground levels are higher than the internal floors. As a result dampness within the soil and against the walls penetrates through them. This type of damp is particularly prevalent in basements and cellars.
